WHEREAS a breach has occurred in the performance of the covenants, terms and conditions of a trust deed dated March 29, 2018, executed by WILLIAM JONES, transferring certain real property described therein to ALEXIS ALAN, as as Trustee, for ELECTRONIC HYPOTHECUS REGISTRATION SYSTEMS INC AS BENEFICIARY, AS NOMINEE QUICKEN LOANS INC., Original Beneficiary, to secure the debt described therein, as appears on file in the Clerk’s Office of the Chancery of the Scott County, Mississippi, filed and recorded April 3, 2018, in Book of Deeds 911, Page 426; and
WHEREAS Rubin Lublin, LLC has been appointed alternate trustee; and
NOW THEREFORE, the holder of said Trust Deed, having requested the undersigned to do so, as alternate trustee or his duly appointed agent, under the power, duty and authority conferred and imposed on said alternate trustee shall , on May 18, 2022 within the legal hours of sale between 11:00 a.m. and 4:00 p.m. at the south door of the courthouse, proceed with the sale by public auction to the highest bidder and to the highest bidder ONLY in cash or in certified funds, the property described below located in Scott County, Mississippi, namely:
3 ACRES IN NE 1/4 OF NE 1/4, SECTION 10, DESCRIBED AS: COMMENCING AT THE NE CORNER OF SECTION 10 AND MEASURING 140 YARDS SOUTH, THEN 175 YARDS WEST TO PUBLIC ROAD, THEN ON THE SOUTH SIDE OF THE SAID PUBLIC ROAD 233 YARDS TO THE BEGINNING POINT, BEING IN NE 1/4 OF NE 1/4, SECTION 10, TOWNSHIP 8 NORTH, RANGE 9 EAST, SCOTT COUNTY, MISSISSIPPI.
LESS AND EXCEPT:
BEGINS AT THE SE CORNER OF SECTION 10, TOWNSHIP 8 NORTH, RANGE 9 EAST, THEN WEST 35 FEET TO THE SOUTH LINE OF MISSISSIPPI STATE ROUTE 21, THEnce SOUTH 50 DEGREES 56 MINUTES WEST ALONG LINE SOUTH OF SAID ROUTE 200 FEET TO POINT OF START, THEN SOUTH 50 DEGREES 56 MINUTES WEST ALONG LINE SOUTH OF SAID ROUTE 461 FEET, THEN EAST FOR 436 FEET, THEN NORTH 15 DEGREES WEST 301 FEET TO THE POINT OF BEGINNING, LOCATED IN NE 1/4 OF NE 1/4, SECTION 10, TOWNSHIP 8 NORTH, RANGE 9 EAST.
PROPERTY ADDRESS: The street address of the property is intended to be 16029 HIGHWAY 21, WALNUT GROVE, MS 39189. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall prevail.
The title to the property described above is considered good, but I will only convey the title given to me as alternate trustee.
